We have 2 en suite rooms available to rent. Very centrally located
Firstly. A private en suite room with double bed, with mini kitchenette. No hob..
Secondly A private en suite room with just a single bed and small fridge, a microwave, kettle and toaster. No hob. See below.
Our newly refurbished private double en suite room with kitchenette is very centrally located (labelled 'front room' in photos). Suitable for double occupancy for short stays, it is also ideally suitable for longer term single occupancy.

About these private spaces:-
Light & spacious private en-suite room in a beautiful Victorian home. Ideal location in a idyllic quiet residential area. We are only 8 minutes walk from the train/bus stations and 15 minute walk from historical town centre and university colleges. Wide range of excellent restaurants, cafes, and grocery stores within only a few minutes walk.
The space
• This spacious, light, en suite FRONT room has a standard double size bed. ( 4’6” /140cmsx190cms ) Cotton padded mattress protector is provided. Extra blankets are provided for the use of our guests as are hot water bottles if needed!
• The room is equipped with a kitchenette (mini fridge, microwave, toaster, kettle) No hob/hotplate. Teas and coffee provided. Dishes and cutlery provided.
• Free Wi-fi internet access is available for moderate internet use in both rooms
• The front room has a small flat screen TV.
• The floors are wood laminate with rugs either side of the bed. The rugs can be taken out if visitors request this due to allergies. Furniture (a chair or desk) can be added or taken out as requested.
• Hairdryer and iron and ironing board are provided for our guests in both rooms.
• En-suite bathroom with shower & WC. Soap, shampoo and conditioner are supplied.
Both rooms are cleaned and the bed sheets and towels are changed weekly. Towels can be changed more frequently if requested.
• The rooms are not have suitable access for wheelchair
users.
Guest access
Guests will be given their own key for the front door and their room on arrival and are free to come and go as they please.
Other things to note
• We always ask for an Estimated Time of Arrival (preferably before 21:00) so that we can be sure to be here to welcome you. On arrival we will give you a set of keys immediately so that you can make yourself independent and feel free to come and go as you please.
• Off street parking is usually available immediately in front of the house.
• There is no B&B sign outside of the house as we wish to retain the intimate and discrete feeling of a private home.
• Arrangements can be made to leave luggage before and after agreed check in time.
• Personal Laundry can be done on request for a small charge.
Room Rates for FRONT room
Minimum stay preferably 3 nights. Rates are seasonal so do feel free check with us .
Price quoted per night for 1 guest ( + £20 for extra guest) All costs are free of any additional taxes.
£80.00 pn for stays up to 7 nights
£70.00 pn for stays of 8 – 14 nights
£65.00 for stays over 15 – 28 nights
Weekly rate, for stays of over a month according to season between £420- £450

Secondly, we have a second room (labelled 'back room' in photos) available for rent (single occupancy) which is en suite and only has tea and coffee facilities but has NO cooking facilities. There is just a small fridge, microwave, a kettle and a toaster.
The room is en suite and is fairly similar to to the front room but with a single bed.

This en suite BACK room is available for long term rents of over one month at £350- £400 per week.
£60 per night for stays of up to two weeks
£65.00 per night for anything under two weeks.
